EXPLORE YOUR OPTIONS. Recommended for brainstorming and evaluating potential renovation projects. For clients considering a project who want to understand project implications, requirements, timelines and budgets.
Flat rate: $500*
*2 to 3 hour average engagement
WHEN TRADESPEOPLE ARE WORKING IN YOUR HOME. Two options are available:
1) DAILY SETUP AND LOCKUP. Morning and afternoon site visit to log workers in and out, coordinate access, daily progress report with photos.
First hour @ $175/hr, after that 75% of full rate. Minimum 2 hours.
2) DAILY FULL DAY SITE REPRESENTATION. Includes services listed above, plus full day site presence.
First hour @ $175/hr, after that 60% of full rate. Minimum 7 hours.
Site Representation
FOR INTENSIVE PROJECTS. Bid review and contractor selection, oversee compliance (approvals, insurance, permits as required), document review (contract, schedules, requisitions, change orders), record maintenance. From pre-construction through letter of completion, punchlist, job closeout.
5%/4%/3% of cost of construction***
***First $250,000 of construction costs billed at 5%; second $250,000 billed at 4%; costs over $500,000 billed at 3%
Comprehensive Project Administration
COMPREHENSIVE PROJECT ADMINISTRATION ADD-ON. On-site management for intensive projects. Recommended for clients who require project management on an ongoing basis. Includes weekly site meetings with contractors, ongoing schedule and budget review, weekly reports to homeowners.
